With house prices on an unsteady curve and mortgage rates not at their most favourable, finding a buyer for your home is a challenge for most people looking to sell. In order to sell their homes at the time they need to, some buyers are being forced to lower their prices, resulting in less equity for the purchase of their new home.

 If you want to ensure you get the price you desire for your home and have an easier time selling it, adding value to your property needn’t cost the earth. Although buyers like to put their mark on their new home, there are a few things they would rather not change immediately and would prefer to buy ‘ready to go’. Here are five of the easiest ways to add real value to your home and ensure you get the sale you need.

 1.      Bathroom makeover. If your bathroom hasn’t been updated for some time, it can be worth investing a few hundred pounds in a new suite to bring it back to life. Stick to neutral colours: white for the suite and magnolia for the walls, and avoid any bold statement colours as they may not be to everyone’s taste.

 2.       Kitchen clean up. Kitchens are the heart and soul of any house, and many buyers will be hoping to find a modern, fully-functional kitchen when they buy your home. If the kitchen is out of date and needs refitting, chances are, buyers will try to knock the value of the replacement off your asking price.

 If you can’t afford a full replacement, then simply changing the doors and handles of your kitchen units and giving it a fresh coat of paint can work wonders. Keep personalisation to a minimum and leave it as a blank canvas for your buyer to adapt to their own taste.

 3.      De-clutter. De-cluttering is one of the best ways to add value to a house on the market – and it’s free! Getting rid of random objects around the home, as well as unnecessary pieces of furniture, can create a sense of space and make your rooms feel bigger and airier than before. If you feel you can’t see the wood for the trees, a cheap self-storage unit can be a lifesaver when you’re dressing your home for sale.

 4.      Kerb appeal. Many sellers concentrate so hard on the interior of their property they forget about the exterior, and as they say, first impressions count. Think about how a stranger sees the outside of your home when they pull up to it. Do your bushes need pruning? Could you freshen up the exterior with some gravel or by power-hosing your driveway?

 5.      Dress for success. Although you still need to live in your home until it is sold, dressing it for sale and keeping it that way can make a huge difference to the way people perceive it. Invest in a few tasteful decorations, some nice wall art and some good throws for the beds, to freshen things up. If your own furniture is old and tired, you could even consider hiring some designer pieces for the few weeks you’re taking viewings.
